When the next step needs evidence.
If any of these sound familiar, an assessment turns guesswork into a documented answer.
You smell a musty odor but cannot find the source.
You see staining, discoloration, or suspected growth on building materials.
The home has had leaks, flooding, roof issues, or HVAC moisture problems.
You need documentation before hiring a remediation contractor.
You want to determine whether the indoor environment in your home could be contributing to health symptoms.
From concern to clarity.
How the work moves, in four steps, from your first description of the problem to a plan you can act on.
Understand the history
Every property has a story. We begin by understanding the history of the concern, including:
- Leaks
- Past water damage
- Visible growth
- Odors
- Recent repair work
- Any occupant health concerns that may help guide the inspection
Inspect & trace moisture
We inspect accessible areas, trace moisture conditions, and use tools such as moisture meters and thermal imaging where appropriate.
What you can see is often only part of the picture. We work to identify the source of the moisture so you can address the cause, not just the symptoms.
Determine the right testing
Based on the inspection findings, we determine the most appropriate sample type (air, surface, or bulk) and submit it to the licensed laboratory for analysis.
Define the scope
The assessment determines whether the property owner can safely address the issue or whether professional remediation is recommended.
Documentation you can actually use.
- Plain-language written assessment report
- Photos and observations from inspected areas
- Moisture readings and locations where relevant
- Laboratory results when samples are collected
- Recommendations and clear next steps
- Mold remediation protocol when the project requires one
An assessment is more than a sample.
A mold sample can tell you what was collected from one place at one moment. A mold assessment looks at the building conditions behind the result, the source, location, and extent, so the next step is not guesswork.
If cleanup is needed, the remediation contractor should be following a clear scope. If cleanup is not needed, the report should explain why and give practical recommendations.
Independent by design.
EnviroGator performs inspections not remediation. Our recommendations are based solely on your property's condition, with no financial interest in performing the cleanup.
If remediation is necessary, we develop a protocol report. This report serves as the remediation contractor's blueprint, defining the scope of work. Once the work is complete, we return to conduct independent clearance testing to verify the remediation was successful. When the property passes clearance, we issue a Clearance Certificate.
This process provides a true system of checks and balances, giving you confidence from assessment through final verification.
