Clearance Testing in Texas, Arkansas & Oklahoma

Ready to move forward? We'll verify the remediation was successful.

Clearance testing, also called post-remediation testing, is the independent check that confirms the mold remediation worked before you rebuild, move back in, or close a sale. Because EnviroGator never does the remediation, the result stays impartial.

  • Accredited lab analysis
  • Results in 2-3 days

Timing

The best time for clearance testing is when the remediation work is finished, the area is cleaned, and the remediated space is still accessible for inspection and sampling.

Ready when

The remediation contractor has finished the cleanup.

The affected area is clean and accessible.

Containment is still in place, when applicable.

Reconstruction, move-in, sale, or insurance sign-off is waiting on results.

Why EnviroGator

Whoever did the cleanup
shouldn't check their own work.

Clearance testing only means something when the person checking the work has no stake in the outcome.

No conflict of interest

We don't perform the remediation.

EnviroGator is brought in after cleanup to inspect, test and adocument the condition of the area. Because we are not the remadiation contractor, our findings are independent of the work being evaluated.

Our job is to determine whether the area meets clearance criteria not to approve our own work.

Documentation people trust

A Clearance Certificate when the area passes.

when the remediated area meets clerance criteria, EnviroGator provides a clerance report and Clearance Certificate documenting that the work was independently verified.

A Clearance Certificate is commonly looked for by buyers, sellers, insurers, and others who are aware there was a previous mold issue.

Four steps to a clear result.

On site

Here's what happens from the time we arrive to the result in your report.

Step 01

Visual inspection

We check the remediated areas for any visible mold, signs of moisture, or breaks in containment, and we confirm the right steps were followed, like sealed HVAC vents and work areas.

Step 02

Sample collection

We collect air and surface (swab) samples from the affected areas. When we sample the air, we also take an outdoor sample to compare it against.

Step 03

Accredited lab analysis

Every sample goes to an accredited lab that measures the mold spores or fungal growth, so we can tell whether the remediation worked.

Step 04

Final evaluation

We compare the lab results with the visual inspection, the moisture conditions, and EPA guidance, then decide whether the property passes.

Understanding your clearance report

What a Passed Clearance Test Really Means

A Passsing Clearance Confirms
  • The remediation worked at the time of testing.
  • Spore levels are in line with normal outdoor conditions.
  • No visible mold or containment breaches remain.
  • The area is ready for re-occupancy or reconstruction.
A passing Clearance Does Not Guarantee
  • That mold can never return.
  • Protection against future leaks, flooding, or humidity.
  • A substitute for ongoing moisture control.
  • Coverage of areas outside the tested scope.
