Clearance testing, also called post-remediation testing, is the independent check that confirms the mold remediation worked before you rebuild, move back in, or close a sale. Because EnviroGator never does the remediation, the result stays impartial.

The best time for clearance testing is when the remediation work is finished, the area is cleaned, and the remediated space is still accessible for inspection and sampling.

Visual inspection
We check the remediated areas for any visible mold, signs of moisture, or breaks in containment, and we confirm the right steps were followed, like sealed HVAC vents and work areas.
Sample collection
We collect air and surface (swab) samples from the affected areas. When we sample the air, we also take an outdoor sample to compare it against.
Accredited lab analysis
Every sample goes to an accredited lab that measures the mold spores or fungal growth, so we can tell whether the remediation worked.
Final evaluation
We compare the lab results with the visual inspection, the moisture conditions, and EPA guidance, then decide whether the property passes.
